listings increased nearly 15%

Inventory remains historically tight

Home still sold in a median of just 6 days

What These Numbers Suggest

Demand Has Held Up Better Than Expected

Buyer activity remained surprisingly resilient in April. Closed sales and pending sales both increased compared to last year, suggesting that demand has remained steady despite affordability pressures and mortgage rates that continue to sit well above pandemic-era lows.

At the same time, showing activity was essentially flat year-over-year rather than declining meaningfully, which means buyers are still actively participating in the market, even if they are becoming more selective.

The data suggests today’s buyers may be more cautious than they were during the peak frenzy years, but demand has not disappeared.

Inventory Constraints Still Define the Market

One of the more notable shifts in the April data was the increase in new listings, which rose nearly 15% YoY. That may indicate some homeowners are becoming more comfortable listing their homes after several years of unusually tight inventory conditions.

However, the broader supply picture remains constrained. Active listings were still down 8.5% compared to last year, and months of supply declined to just 1.60 months, well below what is typically considered a balanced market (4-6 months).

In practical terms, while buyers may have slightly more options than they did a year or two ago, inventory remains limited enough to keep competition elevated for desirable homes.

Pricing Appears Stable, Not Surging

The median sold price remained unchanged YoY at $805k, continuing a trend of relative price stability across Loudoun County.

Unlike the rapid appreciation seen during 2021 and parts of 2022, today’s market appears to be characterized more by price resilience than aggressive upward movement. Higher mortgage rates and affordability constraints are likely limiting how quickly prices can rise, but limited inventory continues to provide support underneath home values.

The result is a market that appears to be stabilizing rather than significantly weakening.

A Look Beyond April

While April itself was relatively strong, the broader year-to-date (YTD) trends still point toward a market that is running slightly cooler overall than 2025.

Through the first four months of the year:

Closed sales are down 2.1%

Median sold prices are down 1.3%

New listings are down 6.1%

Showing activity is down 5.7%

This combination suggests the market has continued to normalize following several unusually aggressive years, even as April showed signs of renewed seasonal strength.

Importantly, the data still does not point toward a significant downturn. Instead, Loudoun’s housing market appears to be transitioning into a more sustainable environment where buyers have slightly more negotiating leverage, sellers still benefit from limited inventory, well-priced homes continue to move quickly, and overpriced listings face more resistance than they did during the frenzy of the COVID-era.

Bottom Line

Loudoun County’s housing market no longer reflects the extreme pace of the pandemic-era boom, but it also continues to show little evidence of meaningful weakness.

Inventory remains historically constrained, desirable homes continue to sell quickly, and pricing has remained relatively stable despite elevated borrowing costs. While the market has clearly become more balanced than it was several years ago, the underlying fundamentals continue to support relatively stable conditions across the county.

Listing Spotlight: A Home That Reflects Today’s Market

A recent example that helps illustrate current Loudoun market conditions is 204 Pin Oak Court in Sterling, a 4-bedroom single-family home that closed in April for $805,000 (exactly in-line with Loudoun County’s median sold price for the month).

Why This Listing Is Interesting

This home reflects the type of “middle market” inventory that continues to define much of Loudoun’s housing landscape. The home offers strong fundamentals: size, layout, detached product type, and established neighborhood appeal. But it also includes some dated finishes and spaces that many buyers may eventually choose to update over time.

That dynamic is important in today’s market. Even as conditions have become more balanced than they were during the COVID years, buyers are still competing for homes that offer good long-term value and functional living space, even if they are not fully renovated.

This house went contingent after 3 days on the market at $30,000 above the asking price.

Listings like this help explain why inventory conditions remain relatively tight across Loudoun County. Buyers may be more selective today, but demand for well-located single-family homes continues to absorb available inventory relatively quickly.

On April 11, 2026, when this house went contingent, the national average 30-year fixed mortgage rate sat at 6.26%. Assuming 20% down, the mortgage payment for this property is $3,969, not including taxes, insurance, or HOA fees.

Thanks for reading! For households balancing rising costs, these types of tools can provide useful insight into the day-to-day operational side of homeownership.

A few examples include:

Whole-home Start

While Rivana has been in the pipeline for several years, receiving key approvals in 2023 and undergoing infrastructure planning and site work since then, the project has now reached a visible turning point.

Early phases focused on infrastructure, utilities, and site preparation

Vertical development is now beginning to follow

Full buildout is expected to occur over multiple phases spanning the next decade or more

This week’s groundbreaking ceremony represents a transition from “planned” to “under construction,” a meaningful distinction in a region where large-scale developments can take years to materialize.

Why This Matters for Loudoun County

Rivana is not just another development. It represents a structural shift in how Loudoun grows.

1. A True Urban Node in Eastern Loudoun

Loudoun has long been defined by suburban growth patterns. Rivana introduces something different: a dense, walkable, mixed-use environment comparable in concept to Reston Town Center but built around newer infrastructure.

This signals continued evolution toward urban-style living in suburban counties.

2. Reinforcement of the Silver Line Effect

Transit-oriented development is no longer theoretical in Loudoun. It is happening.

Projects like Rivana validate the long-term bet on the Silver Line by concentrating jobs and housing near Metro, increasing land values in surrounding corridors, and encouraging high-density proposals nearby.

3. A Major Supply Pipeline (But Phased)

At full buildout, Rivana will introduce thousands of residential units. However, the multi-phase timeline, potentially into the 2030s and beyond, means supply will be gradual. In the long-term, there will be a meaningful addition to housing stock, which is an important consideration when thinking about housing affordability and inventory.

4. Economic Development Engine

With millions of square feet of office and retail planned, Rivana is positioned to become a major employment hub, a driver of daytime population and economic activity, and a magnet for companies seeking proximity to Dulles Airport and Metro.

This could shift more of Loudoun’s identity from a bedroom community to an employment center.

5. Upward Pressure on Surrounding Home Values

Large, amenitized, transit-oriented developments tend to increase desirability of nearby neighborhoods, attract higher-income renters and buyers, and create a halo effect on surrounding property values.

While this is positive for homeowners, it can also contribute to long-term affordability challenges.

Loudoun Housing Brief will continue to provide updates on this development and what it means for housing prices.

Are you excited about this development? While that may sound significant at first, year-to-date prices are only down 2.4%, YoY. We are seeing a bit of normalization after aggressive pricing in prior years.

Inventory is tighter than last year
Even though the market feels slower, there are actually fewer homes available. Sellers may be holding back, likely due rate lock-in or uncertainty. Fewer sellers means less competition for existing listings, even in a slower demand environment.

Homes are still moving fast
Median days on market saw an uptick from 5 to 6 days, but that’s still extremely fast. Even year-to-date, homes are averaging only 8 days on market. Despite higher rates and softer demand, well-priced homes are still selling quickly.

Supply is shrinking faster than demand
Inventory is down nearly 18% and demand (sales) is down around 5%. When supply drops faster than demand, it limits downward pressure on prices, even in a slower market.

Broader Context

Zooming out, Loudoun County’s housing trends are reflecting what we’re seeing across much of the U.S. housing market in 2026. Elevated mortgage rates continue to shape both buyer and seller behavior. Buyers are more budget-conscious, while many homeowners are choosing to stay put rather than give up historically low interest rates. This “lock-in effect” is keeping inventory unusually tight, even as demand cools slightly. At the same time, the rapid price growth of the past few years is leveling off, leading to modest YoY declines rather than sharp corrections.

As always, county-level data can mask neighborhood-level variation. Pricing trends and market pace can differ significantly by price point, property type, and community.

Listing Spotlight

Highlighting an active listing (as of the post date) that reflects current county-level conditions. All available listings priced at $755k - $760k are townhomes in Ashburn.

<a class="image-link image2 is-viewable-img" target="_blank" question:

Does buying even make sense right now?

Between higher mortgage rates and home prices that never really came down, the decision feels a lot break it down below:

A Quick Snapshot of the Loudoun Market

The Loudoun County housing market in 2026 looks very different from the frenzy of 2021-2022, but it’s Tells Us

At a high level, this is a market that’s holding steady, not declining.

Home prices have effectively plateaued over the past year, but when you zoom out, values are still higher than they were just a few years ago. That suggests we’re not seeing price correction so much as a pause after rapid growth.

At the same time, inventory has actually declined year-over-year, which helps explain why prices haven’t softened. Even with slightly longer days on market, supply still isn’t high enough to put downward pressure on pricing.

What About Renting?

The most notable shift in the housing data is on the rental side. With rents up double digits and rental inventory sharply down, the cost (and availability) of renting has become a much bigger factor in the rent vs. buy decision. Waiting to buy doesn’t necessarily mean locking in a cheaper monthly payment, it may just mean paying more in rent while you wait.

The Rent vs. Buy Reality in 2026

In many cases today, owning costs more month-to-month than renting.

This is largely due to mortgage rates still being elevated compared to the ultra-low rates we saw a few years ago.

With median rents around $3,100/month, a comparable home purchase, at today’s prices and mortgage rates, will often result in a higher monthly payment, especially once taxes and insurance are factored in.

What we know:

Rent is rising quickly (+11.4% YoY)

Rental options are shrinking significantly (-43% inventory YoY)

Home prices are holding steady, not declining.

Buying today is less about immediate savings and more about:

Locking in a fixed housing cost (as far as P&I goes)

Building equity over time

Avoiding continued rent increases

Comparing Renting and Ownership at Today’s Prices

With the average monthly rent of $3,100 and average home price of $799k, let’s compare what you get for that if you were to rent vs. buy.

Scenario 1: Renting
<div Taxes and Insurance)
Upfront Cost: Down payment + closing costs of ~2-5%
Flexibility: Low

At first glance, renting appears significantly more affordable than buying. A median rent of around $3,100 per month is well below the monthly cost of purchasing a home at the county’s median list price of $799k.

But it’s not an apples-to-apples comparison.

In today’s market, most rental options around the $3,100 price point tend to be townhomes. Conversely, a purchase price near $799k often puts buyers in range of a single-family home, depending on location and condition.

When doing a search for comparable townhomes, however, the prices were largely near $725k - $750k, so not far below the median list price. Purchasing a $750k townhome with 20% down at 6.43% yields a monthly payment of $3,765 before taxes and insurance, and ~$4,300 with.

It’s important to keep in mind the rent vs. buy decision isn’t only about monthly payment, it’s also about space, privacy, and long-term needs.

Scenario 3: Buying a Home and Paying the Median Rent Amount

So you want to buy but you don’t want to spend more than the median rent on PITI (Principal, Interest, Taxes, Insurance)? Let’s look at that.

The numbers primarily differ depending on your down payment, so we will look at this at different levels.

Max Monthly PITI: $3,100
Interest Rate: 6.43%
Loan Term: 30-yr fixed

If you put down ________, you can afford a home worth up to __________.

1. $25,000; $406,000
2. $75,000; $472,000
3. $100,000; $519,000
4. $150,000; $588,000
5. $200,000; $638,000
6. $300,000; $738,000
7. $365,000; $802,600

If you want to exclude Taxes and Insurance and just cover Principal and Interest in the $3,100, it would still take a down payment of $300,000 to afford a home of $794,000.

As you can see, matching today’s median rent with a home purchase would require a much larger upfront investment/down payment than many buyers are planning for.

Otherwise, you’d need a significantly lower purchase price or lower interest rate to be able to match rent.

Subscribe now

Who Buying Still Makes Sense For?

Even in today’s market, there are clear scenarios where buying in Loudoun County, VA is still a strong decision.

You plan to stay for 5+ years

With modest appreciation projected, time in the market matters more than timing the market. Loudoun Housing Brief takes full ownership in referencing the wrong report for this post and will ensure to reference the overall county report for all months moving forward.

Key Metrics

Closed Sales: 137
Up 6.2% compared to February 2025.

Median Sold Price: $1,097,500
Up 8.7% year-over-year and up ~$400,000 from January 2026.

Median Days on Market: 6 days
Up 1 day from February 2025 and down 20 days from January 2026.

New Listings: 151
Down 21.4% year-over-year.

New Pending Sales: 172
Down 6.5% year-over-year and up 30.3% from January 2026 (132).

Months of Supply: 0.98 months
Down -0.18 months from February 2025.

(Data source: Bright MLS)

What These Numbers Suggest

January’s price drop is a reflection of market timing
January’s lower median price likely reflects which homes sold, rather than a broad decline in home values in the area. With longer days on market for January 2026 sales, the data suggests that more carryover listings and homes that needed price adjustments were part of the closing mix.

February data shows the market snapping back
By February, prices have rebounded sharply and days-on-the-market dropped to just 6, pointing to a return to a highly competitive environment. This indicates that strong buyer demand is still there.

Inventory is driving the market
The most significant trend is the drop in new listings, which is keeping inventory tight. Limited supply continues to support price growth. This remains a supply-constrained market rather than one driven by a surge in buyers.

Demand remains seasonal and stable
New pending sales rose more than 30% from January to February, reflecting a typical seasonal pickup in buyer activity. While contract activity is slightly below last year’s levels, it remains in-line with recent historical trends, suggesting a stable demand environment.

Broader Context

February’s data suggests a market that is settling into a more typical seasonal rhythm after January’s slow start. Buyer activity is picking up as expected heading into spring, which tracks closely with recent years as opposed to signaling a meaningful shift in demand.

At the same time, the continued decline in new listings is shaping overall conditions more than buyer behavior. With inventory still limited, even steady demand is enough to keep competition elevated and prices supported.

Taken together, the market appears less volatile than the month-to-month swings might suggest. Recent fluctuations in pricing and activity are better understood as a function of timing and inventory flow, rather than a fundamental change in market direction.

As always, county-level data can mask neighborhood-level variation. Pricing trends and market pace can differ significantly by price point, property type, and community.

Listing Spotlight

Highlighting an active listing that reflects current county-level conditions.

<a class="image-link image2 is-viewable-img" target="_blank" This can reflect seasonal patterns, rate sensitivity, or simply fewer willing sellers. January also included a significant snowstorm, which may have contributed to reduced activity during the month.

Prices remain relatively stable.
Despite lower transaction activity, the median sold price edged up 1.3% year-over-year. That suggests pricing has not meaningfully softened at the county level.

Homes are taking longer to sell.
Median days on market increased from 15 to 26 days. While still historically low, this points to a slightly less competitive environment than early 2025.

Inventory remains tight.
At 0.90 months of supply, Loudoun continues to operate in a constrained inventory environment (read: seller’s market). For context, a balanced market typically sits closer to 4–6 months of supply.

Broader Context

The combination of:

Lower transaction volume

Modestly rising prices

Longer marketing times

suggests a market that is stabilizing rather than accelerating.

Buyers may be experiencing slightly more breathing room compared to a year ago, but inventory constraints continue to limit overall flexibility.

As always, county-level data can mask neighborhood-level variation. Individual price bands and communities may behave differently.

Listing Spotlight

Highlighting an active listing that reflects current county-level conditions.
<div
